Mark Foster has signed a development agreement with Settle Inn & Suites for four property locations in Wyoming and the Dakotas. Cities earmarked for the hotels include Gillette, Wyoming, Sioux Falls, South Dakota, and Fargo and Bismark, North Dakota. The agreement requires that one property per year be built with the first hotel to be constructed by September 2007.
"I was drawn to Settle Inn & Suites because of the integrity of the personnel involved with the company," Foster said. "They are interested in looking at a company's long-term health rather than just that quarter. It's a refreshing change." Foster is Settle Inn's newest franchisee. Earlier this summer, the company signed an agreement with John Shaline of Green Bay, Wisconsin, to develop multiple hotels in that state.
The agreement with Settle Inn LLC, "is a major entry into the hotel industry", Foster said. To attract developers to the Settle Inn brands, "the company is going back to the basics of franchising, which means creating a close relationship between the company and franchisees", said Terry Kline, Settle Inn's senior vice president of franchise sales and development.
"We want that true relationship with the hotel owners so they can manage the asset most effectively within our guidelines," he said. "They can decide what works for them in their particular location." Kline said the agreements are not the typical franchise deals with high franchisee fees and costly opt-out clauses. For example, a franchisee can terminate a contract as long as he gives a year's notice. In addition, the franchisee can opt out of the agreement within 60 days if its occupancy rate drops below 50 percent.
The American Association of Franchisees and Dealers recently recognized Settle Inn for setting a new standard when it comes to franchise agreements. "The AAFD rated Settle Inn's 30-page contract to be 99.3 percent compliant with their standards", Kline said.
"We have been very impressed with the integrity and attention to detail that Mark Foster is renowned for bringing into his business endeavors," he said. "His passion and character helped result in our creating a foundational element of mutual trust and respect, which are key in any business relationship." "The deal with Foster is important for Settle Inn since it expands the chain's presence into new parts of the country, including South Dakota and Wyoming", Kline said.
